The Roof Inspection That Sells: A 10-Step Checklist
The homeowner is judging you from the moment your truck pulls up. A clear routine makes every rep better.
Before you arrive
1. Confirm the visit. Text when you are on the way, with your name.
2. Know the basics. Read the notes: why they called, the roof's age, insurance or cash.
At the door
3. Be on time and look the part. Clean truck, company shirt, ID.
4. Ask before you climb. "What made you call us?" Then listen. The answer tells you what matters to them.
On the roof
5. Inspect everything. Shingles, flashing, vents, gutters, decking where you can see it, and the attic if they allow it.
6. Take photos. Clear pictures of each problem, and of the good areas too. Honesty about what is fine builds trust for what is not.
Back with the homeowner
7. Show, do not tell. Go through the photos together. Explain each one in plain words.
8. Give options. Repair, partial, full replacement. Good, better, best materials. Let them choose.
9. Explain what happens next. Schedule, crew, cleanup, warranty, payment. Unknowns stop people from signing.
10. Ask for a decision. "Which option fits you best?" If they need time, agree a day for the follow-up call before you leave.
Three mistakes that lose the job
- Talking price before the problem. Show the damage first.
- Pressure. "Sign today or lose the discount" makes careful people walk away.
- A quote by email three days later. By then they have talked to someone faster.
Both decision-makers
If two people decide, try to meet both. A quote passed on by one partner is rarely explained as well as you would explain it.
Questions roofers ask
How long should an inspection take?
Long enough to be thorough. Rushing looks careless. Most take 45 to 90 minutes with the presentation.
Should I use a drone?
It helps on steep or fragile roofs and makes good photos. It does not replace looking closely.
What if the roof is fine?
Say so. That homeowner will call you first when it is not, and will tell the neighbors. NorthLine books the inspection. What happens at the house is your craft. Check your area.
