How to Qualify a Roofing Lead: 3 Questions That Save Your Week
A wasted inspection costs fuel, an hour of a rep's day, and the slot a real buyer could have had. Three questions remove most of the waste.
Question 1: Do you own the home?
Renters cannot buy a roof. Neither can a son asking for his mother, unless she will be there. Ask plainly: "Are you the owner of the property?"
Question 2: What is the address?
Do not ask "are you in our area?" Ask for the address and check it yourself against your ZIP list or radius. Homeowners do not know your service area.
Question 3: Will you be home at that time?
An inspection with nobody home rarely sells. Confirm the owner, and any other decision-maker, will be there. If two people sign the checks, book a time when both are home.
Good extra questions
Use these when you have time. They help the rep prepare.
- What made you reach out today? (leak, storm, age, selling the house)
- How old is the roof, roughly?
- Is this an insurance claim or are you paying yourself?
- Have you had other quotes?
Questions that hurt you
Do not ask for a budget on the first contact. Do not run a ten-question form. Every extra question loses people who would have been good customers.
Text or call?
Both work. Text has one advantage: people answer it at work. A short text thread can cover all three questions in two minutes.
A simple script:
"Hi Maria, this is Dan from [Company]. Thanks for asking about a roof inspection. Quick check: are you the homeowner, and what's the address?"
Write the rules down
Decide what "qualified" means in your company and put it on one page. Your office, your reps and any marketing partner should use the same rules. Arguments about bad leads usually come from rules nobody wrote down.
Questions roofers ask
Should I qualify on roof age?
Only if you sell replacements and not repairs. Otherwise let the inspection decide.
What if they will not give an address?
Then it is not an inspection yet. Stay polite and follow up later.
How does NorthLine qualify?
A real person texts each homeowner and confirms three things: they own the home, the address is in your area, and they will be home at the time. See how it works.
